Pest control prices in the UAE: a realistic guide

On this page

Ask five pest control companies in the UAE for a quote and you may get five figures that differ by a factor of three. That is not necessarily a sign that anyone is cheating you — it usually reflects genuine differences in what is included: the products used, the number of visits, the warranty, and whether the technician doing the work holds a valid municipality licence. This guide sets out realistic indicative ranges, explains what actually moves the price up or down, and gives you a short list of questions that separate a professional operator from a van with a sprayer.

All figures below are indicative ranges only. Prices vary between emirates, between companies, and with the severity of the problem, so treat them as a sanity check rather than a rate card.

How pest control pricing works in the UAE

Most licensed companies price in one of two ways:

  • One-off treatments. A single visit (sometimes with one follow-up included) targeting a specific pest. You pay per visit, and any warranty is short — typically covering the weeks immediately after treatment.
  • Annual contracts. A schedule of visits across the year — commonly three, four or six — covering general pests such as cockroaches, ants and, in some packages, rodents. Contracts usually include free call-outs between scheduled visits if the covered pests reappear.

Specialist problems such as bed bugs and termites are almost always quoted separately, even for contract customers, because they require different products, more labour and more follow-up.

Indicative price ranges

One-off general pest treatment

For a standard treatment covering cockroaches and ants, expect roughly:

  • Studio apartment: in the low hundreds of dirhams
  • One- to two-bedroom apartment: slightly more, typically a modest step up from a studio
  • Three-bedroom apartment or townhouse: mid hundreds
  • Villa: mid to high hundreds, rising with plot size and whether the garden and boundary wall are included

Annual residential contracts

An annual contract for an apartment commonly costs the equivalent of two to three one-off treatments, spread across three or four scheduled visits plus free call-outs. Villa contracts cost more because each visit takes longer and usually includes external perimeter work. If the contract price is barely more than a single visit, look closely at what is excluded.

Specialist treatments

  • Bed bugs: priced per bedroom or per property, and usually a multiple of a general treatment because it involves two or three visits, steam or heat work, and detailed inspection. Cheap single-visit bed bug quotes rarely solve the problem.
  • Termites: the widest price range of all. A localised spot treatment sits at one end; a full soil barrier treatment around a villa, priced per linear or square metre, sits at the other and can run into the thousands of dirhams. Reputable companies inspect before quoting.

Restaurants and food businesses

Food outlets in the UAE are generally required to hold a pest control contract with a licensed provider, so pricing is almost always contractual: monthly or quarterly visits, rodent stations, insect monitors, flying-insect control and the documentation folder that food-safety inspectors ask to see. Small cafés sit at the lower end of commercial pricing; full commercial kitchens with delivery areas and waste rooms cost meaningfully more. The documentation and audit trail are a large part of what you are paying for.

What actually drives the price

When quotes differ widely, it is usually because of one or more of the following:

  • Infestation level. A light cockroach problem needs one gel-baiting visit; an established German cockroach infestation in a kitchen may need two or three visits plus monitoring. Companies that inspect before quoting price this accurately; companies that quote over the phone are guessing.
  • Property size and access. Villas with gardens, boundary walls, garages and external stores take far longer to treat than an apartment. High-floor apartments with balcony access issues can also add time.
  • Treatment type. Gel baiting, residual spraying, dusting, fumigation, heat treatment and soil injection all carry different product and labour costs. A quote should say which methods will be used, not just “spraying”.
  • Warranty and follow-ups. A treatment with a written 90-day warranty and a free follow-up visit is genuinely worth more than the same chemicals with no comeback. Compare warranty terms, not just headline prices.
  • Pest type. Bed bugs and termites cost more than cockroaches and ants everywhere in the world, and the UAE is no exception.

Red flags in a too-cheap quote

A very low price usually means one of these corners has been cut:

  • No municipality licence. Every emirate requires pest control companies to be licensed and their technicians trained and approved. Unlicensed operators are cheaper because they skip registration, training and approved-product requirements. Ask to see the licence — a legitimate company will not hesitate.
  • Unlabelled or banned chemicals. Products decanted into unmarked bottles are a serious warning sign. Approved products carry labels and safety data sheets.
  • One quick spray for everything. Bed bugs and German cockroaches are not solved by a single blanket spray. If the treatment plan is identical regardless of the pest, the plan is the problem.
  • No inspection, no questions. A professional asks where you have seen activity, how long it has been going on, and whether you have children or pets. A price given in thirty seconds over the phone reflects thirty seconds of thought.
  • Cash only, no report. You should receive a service report listing products used, areas treated and safety precautions. Restaurants need this for inspections; homeowners need it if a warranty claim arises.

Questions to ask before you accept a quote

  1. Is your company licensed by the municipality, and can I see the licence?
  2. Which products will you use, and are they approved for residential use? Ask specifically about re-entry times and precautions for children, pregnant women and pets.
  3. What exactly does the warranty cover, and for how long? Get it in writing, including whether follow-up visits are free.
  4. How many visits does this price include? For bed bugs and heavy cockroach infestations, one visit is rarely enough.
  5. What do I need to do before and after treatment? A company with a proper preparation sheet — emptying kitchen cupboards, washing bedding at high temperature, ventilating after treatment — is a company that has done this properly before.

If a company answers all five clearly, a slightly higher price is usually money well spent. If it stumbles on the first question, keep looking regardless of the price.

Frequently asked questions

Why do pest control quotes in the UAE vary so much?

Because “pest control” covers everything from a twenty-minute gel-baiting visit to a multi-visit heat treatment with a written warranty. Quotes also differ with property size, infestation severity and whether the company is licensed and using approved products. Always compare the scope — visits, methods, warranty — rather than the headline number alone.

Is an annual contract better value than one-off treatments?

For most households that see pests more than once or twice a year, yes. A contract typically costs the equivalent of two to three one-off visits but includes scheduled treatments plus free call-outs, so a recurring cockroach or ant problem is covered without new charges. If you genuinely see pests only once a year, a one-off treatment with a decent warranty is the cheaper route.

How much does bed bug treatment cost compared with general pest control?

Expect a significant multiple of a general treatment — bed bug work is priced per bedroom or per property and involves two or three visits, detailed inspection and often steam or heat equipment. Be wary of any bed bug quote that matches a standard cockroach treatment price; it almost certainly buys a single spray that will not end the infestation.

Do landlords or tenants pay for pest control in the UAE?

Common practice is that landlords handle pre-existing infestations, especially those reported soon after move-in, while tenants pay for problems arising from their own occupancy. Check your tenancy contract, as many spell this out. Our separate guide on tenant and landlord pest responsibilities covers this in detail.

Are cheap unlicensed pest controllers really a risk?

Yes, on two fronts. Health: unlicensed operators may use unapproved or over-concentrated chemicals in homes with children and pets. Money: without a licence or written warranty you have no practical recourse when the pests return, and with bed bugs and termites they usually do. The saving is rarely worth it.
